Salt air on the coast
Close to the beach, standard fixings rust out years early. Decks, pergolas and anything external get stainless or hot-dip galvanised fixings, and we flag it at the quote rather than after.
Older homes, hidden surprises
A lot of Central Coast housing is brick veneer and fibro from before 1990. Fibro can contain asbestos, which has to be tested and removed by a licensed removalist before a strip-out. We check before we price, not halfway through demolition.
Humid wet areas
Coastal humidity is hard on bathrooms. Proper falls to the waste, a membrane done to AS 3740 and an exhaust fan ducted outside, not into the roof space, are what stop mould coming back.
